in addition to the price and financial capability of the buyer: Our primary
goal is to find a “custodian/steward” for this property, one
who will cherish and preserve the purity of this icon that has survived
well over 50 years without significant compromise to its architectural
integrity. Therefore, our first step will be to pre-qualify the prospect
to determine the level of commitment the buyer has toward preserving the
building and their willingness to accept a Conservation Easement, a copy
of which will be made available to selected prospects to review with appropriate
counsel. We are also going to recommend prospects consider placing
a Mills Act contract on the site, as a supplemental means of assuring its
protection.
